Silver Street Management was established in Portland, Maine in 2000 to provide property management services for commercial real estate. SSM provides third party management for a variety of clients and its portfolio now exceeds 1,000,000 square feet of managed space in Southern Maine. This portfolio includes major retail centers, multi-tenant downtown office buildings, suburban office properties, medical buildings, flex space and large warehouses.
SSM was founded and is owned by Michael Brescia, who serves as its President. Mr. Brescia has over 20 years of experience in the construction and real estate fields as a contractor, corporate real estate manager, developer and property manager. In his career, Mr. Brescia has been involved in the development, construction and management of over 3 million square feet of commercial property in the eastern United States. He is assisted at SSM by a capable staff of accounting, management and maintenance associates, many of whom have over 15 years of experience in their respective fields.
SSM provides day-to-day maintenance services by utilizing in-house maintenance personnel in conjunction with qualified, third party vendors. SSM’s property managers work closely with field personnel to deliver responsive building maintenance services and advice regarding capital improvements and upgrades. Professional and courteous service is provided to tenants within the parameters of lease agreements. In addition, the firm provides 24-hour emergency maintenance coverage.
In addition to its maintenance services, SSM has the expertise to offer project management and owner representation services for construction projects, whether major renovations, tenant-fit up, building additions or new development. Its staff has managed over $50 million in building construction projects.
SSM’s accounting staff utilizes Management Reports International (MRI) real estate accounting and lease management software to track operating income and expenses. This software has the capability to provide a variety of operating reports for tracking financial results on managed properties. In addition, SSM’s experienced accounting and lease management team can provide budgets, pro formas and regular reports to clients showing the lease and financial data that meets the owner’s needs.
SSM provides complete lease administration services, tracking occupancy, lease renewals, rent escalations, and related items. SSM can provide a variety of lease status reports for the client or its mortgagee.
SSM’s senior staff is available to provide a variety of related services to owners, including capital and operating budgets, recommendations for repositioning properties in the market, negotiating lease renewals, coordinating layout plans for prospective tenants, securing a brokerage firm to represent the property, and positioning properties for resale.
