Commercial Properties Management, LLC (“CPM”) is a full service property management firm located in Portland, Maine. CPM provides complete real estate management services including property maintenance, project management, lease administration and the full complement of property accounting and financial services. CPM seeks to maximize the owner’s return, maintain and enhance property value and provide service that promotes tenant retention.
Company
Commercial Properties Management, LLC (formerly Silver Street Management, LLC) was established in Portland, Maine in 1978 to provide property management services for commercial real estate. CPM provides third party management for a variety of clients and its portfolio now exceeds 1,500,000 square feet of managed space in Southern Maine. This portfolio includes major retail centers, multi-tenant downtown office buildings, suburban office properties, medical buildings, flex space and warehouses.
Personnel
Originally, CPM was established by Richard McGoldrick to manage his development/investment properties. CPM expanded into a third party management in the late 90’s. The company is run by an experienced staff of accounting, management, and maintenance associates with decades of experience.
Property Maintenance
CPM provides day-to-day maintenance services by utilizing in-house maintenance personnel in conjunction with qualified, third-party vendors. CPM’s property managers work closely with field personnel to deliver responsive building maintenance services and advice regarding capital improvements and upgrades. We provide professional and courteous service to tenants within the parameters of lease agreements. In addition, the firm’s services include 24-hour emergency maintenance coverage.
Real Estate Accounting
CPM’s accounting staff utilizes Management Reports International (MRI) real estate accounting and lease management software to track and manage operating income and expenses. This software has the capability to provide a variety of operating reports for tracking financial results on managed properties. In addition, CPM’s experienced accounting and lease management team provides budgets, pro formas and regular reports to clients showing specific lease and financial data to meet the owner’s needs.
Lease Administration
CPM provides complete lease administration services including tenant relations, tracking occupancy, lease renewals, rent escalations, and related items. CPM also performs annual CAM reconciliations and a variety of lease status reports for the client or its mortgagee.
Other Services
SSM’s senior staff is available to provide a variety of related services to owners, including capital and operating budgets, recommendations for repositioning properties in the market, negotiating lease renewals, coordinating layout plans for prospective tenants, securing a brokerage firm to represent the property, and positioning properties for resale.

Beginning with the redevelopment of the Hannaford Store on Maine Street in Brunswick in 1993, Dan has since been involved in the development of the Androscoggin Savings Bank and the acquisition and renovation of the Tontine Mall both on Maine Street in Brunswick. In addition, he spearheaded the development of several lots at the Topsham Fair Mall including the Wendy’s Restaurant, the 99 Restaurant, Goodwill and Winner’s Circle, including Starbucks, US Cellular, H&R Block, Aspen Dental, The UPS Store. Dan has been working with Richard McGoldrick since 1998. He recently represented Bath Iron Works as the exclusive broker for the deposition of its surplus property; the Times-Record in the sale - lease back of its facilities in Brunswick; and several other projects in the Bath/Brunswick market. Dan also oversees all construction projects at CPM.

Karen Twohig joined Silver Street Management in 2001. Before joining SSM Karen applied her graphic arts training in the printing field at a national business forms company, based in Elmsford, New York. She moved to Maine in 1987 furthering her career in the printing world and gaining extensive customer service experience as an account representative for a large local printing company that supplied over $3,000,000 annually in business forms to a national distributor. After some Real Estate and accounting classes, Karen changed gears and spent three years in the Real Estate Department of Hannaford Bros. Co. assisting the brokers and property managers with their day to day activities. Karen joined CPM as the Leasing Administrator in 2001, where she was responsible for ensuring all tenants lease terms were met. Karen also worked closely with the property managers and brokers to provide them with accurate financial information regarding the various properties. She designed and implemented many of the forms for use in managing the 140+ commercial tenants. Karen also coordinated the design and implementation of the company’s website.
Karen is currently working toward her CPM designation through IRCM. In her spare time, Karen enjoys gardening, traveling, digital photography, hiking, watching her kids grow, volunteering and spending time with family and friends.

including: lease and renewal negotiations; lease and amendment document preparation; creating and maintaining critical dates data base and reports; Tenant expense and utility billings; annual CAM and Tax Reconciliations; SNDA and Estoppel Certificates; Tenant receivables and collections; default / lease compliance issues; and as the liaison in the myriad of Tenant / Landlord issues that arise.
Prior to joining our team in 2008, Patty spent fifteen years managing some 200 properties and tenancies for the largest privately held convenience store chain in the country. She also worked as an Underground Storage Tank Coordinator maintaining environmental compliance certificates for over 1,000 gasoline stations.
Patty’s previous careers include thirteen plus years as a line cook at such restaurants as the local Muddy Rudder and The Upper Crust - a fine dining restaurant of a large hotel on the South Shore of Boston. She also worked on her father’s lobster boat in Casco Bay for three summers. Patty feels those years and experiences served her well in developing a strong work ethic, organization skills, timing and the ability to efficiently multi-task.
In her time off she enjoys boating on Casco Bay and spending time with her dachshunds.
